One of the first questions every homeowner asks us is simple: how much will this actually cost? The honest answer is that it depends on finishes, structural complexity, and site conditions — but there are real ranges we can share.

Typical Cost Per Square Meter

In Metro Manila, construction costs for a mid-range single-family home typically fall between ₱35,000 and ₱55,000 per square meter, depending on finish level. Premium architectural homes with custom millwork, imported fixtures, and complex structural work can run higher.

What's Actually Included in That Rate

A common rate quoted to clients — for example, ₱40,000 per sqm — usually covers structural work, basic built-ins, standard tile and paint finishes, plumbing and electrical rough-in, and standard fixtures. It typically does not include high-end appliances, custom furniture, landscaping, or premium imported materials.

Where the Budget Really Goes

Structural work (foundation, columns, beams, slabs) usually accounts for the largest share of the budget — often 30-40%. Finishes (tiles, paint, fixtures) and MEP (mechanical, electrical, plumbing) split most of the remainder. Site conditions — soil quality, slope, access — can swing costs significantly before a single finish is chosen.
